And there are things we need to communicate to you.
 
How long the project will take. What exactly is included with our all-in pricing. Who all will be working on your room.

All-Inclusive Pricing.

After we meet to look at your room and discuss what you want it to become, I’ll come back to you with a set number.
 
This number will include design, labor, electric, plumbing, construction supplies, drywall, painting, and finish installations, as well as an allowance for tile – often one of the biggest variables in a bathroom or kitchen.
 
Your all-in pricing will not include the product costs of appliances, vanities, mirrors, or specialty lighting fixtures. (And it also will not include the typical markup that most contractors include on these products.) If you would like, I can work with you to coordinate the ordering and pickup or delivery of these items. However, the hard costs of these products will be your responsibility.

While the all-in pricing we give you will be specific to your home, rooms, and project; we’re sharing the following typical ranges with you for preliminary budgeting conversations.

Room Addition:
$300-$600/sq. ft.
Master Suite:
$50,000 – $100,000
Master Bathroom:
$40,000 – $75,000+
Hall Bathroom:
$25,000 – $50,000
Half Bathroom:
$15,000 – $30,000
Kitchen:
$50,000 – $150,000+
Basic Basement:
$20,000 – $50,000
Living Basement:
$50,000 – $100,000+
Three-Seasons Room:
$60,000+
Garage:
$50,000 – $75,000+

Factors such as moving walls or doors, repositioning or adding plumbing, total square footage, and changes in HVAC are examples of the types of things that will determine where within this range your room will fall.
